’t Groen Kwartier, living and working combine in the city centre

Project developers Matexi and Vanhaerents have succeeded in creating a car-free site in Antwerp city centre where living, shopping and working come together seamlessly. All this is thanks to a balanced mix of residential and commercial properties on this historic site.

It is a mix of different types of properties: affordable apartments for young families and first-time buyers, terraced houses with a garden and several types of commercial premises (shops, offices and restaurants). In 't Groen Kwartier, the residential units are highly diverse in terms of size and price range. Moreover, there is also room for social housing.

MIXED RESIDENTIAL UNITS

There are 400 residential units on the site: 35% residential housing, 40% affordable housing and 25% social housing. The mix of residential units ensures healthy diversity and strengthens the sense of community, as well as the quality of life. ’t Groen Kwartier offers a home for both young and old as well as for singles or for families with children.

COMMERCIAL ACTIVITIES

Various commercial and office activities can be found on the site. For example, the former chapel Centrale Kapel is now the top restaurant of Sergio Herman, namely The Jane. In the Oude Stookplaats, creative start-ups are brought together by André Duval. Moreover, there is also a supermarket and a childcare centre in the Monumentenzone. Our Syncura office in Antwerp is also situated in the centre of 't Groen Kwartier.

REFLECTION OF SOCIETY

't Groen Kwartier in Antwerp shows the way forward with a new way of living, where living and working can be combined. The site can be seen as a reflection of society. People will increasingly share the space with each other, thus strengthening the neighbourhood feeling.

Moreover, this site also provides a solution for various mobility problems and urbanisation. It provides more green area in the city, as well as mobility alternatives (shared cars and bicycles), and prevents the formation of ghettos, whereby everything is within reach (jobs, shops, catering, childcare, etc.).

As a property administrator, it is a challenge to jointly manage the co-ownership of the aforementioned profiles. However, professional property administrator Syncura is in favour of such sites and sees it as its duty to steer these projects in the right direction.
